KUBERA GEO SI — property facts for UK estate agents
For every home: exact location, energy certificate, Material Information, costs, flood and planning context — prepared from open government data, with the source next to every figure. Nothing is guessed: missing data becomes a question for the seller.
Why agents need it
Since April 2025 every UK property advert must give buyers the key facts about the home (Digital Markets, Competition and Consumers Act 2024). Agents usually collect them by hand. KUBERA GEO SI fills in what open data can answer and lists what to ask the seller.
Material Information pack
Part A / B / C in one click: each line from data, partly from data, or a question for the seller. Copy into the CRM or an email.
Exact address and EPC
Homes placed by OS Open UPRN; energy certificate matched by UPRN with band, floor area, date and expiry warning.
Costs and agency fee
Running costs, Stamp Duty at current GOV.UK rates, mortgage example, sale commission with VAT, lettings and legal deposit caps.
Data checks
Stale snapshots, duplicate adverts, missing exact address, type conflicts, expired certificates, missing tenure — across all listings.
Your own listings
Load the agency's CSV export. The file stays in the browser; only postcodes are sent for geocoding.
Location context
Flood zones and surface-water risk, conservation areas, Ofcom broadband, stations, schools with Ofsted outcome.
